Qualification Requirements

Income: you make a combined gross income of three times the monthly rent.

Employment: you're been with current employer for min. 6 months, can verify 6 months prior employment, or verify other consistent income.

Credit: You have a favorable credit history.

Rental History: You don't have any open bankruptcies, evictions, our outstanding debts with previous landlords.

Criminal Screening: you have not been convicted of any felonies within a timeframe that negatively impacts you application.

Documentation Requirements

Valid government-issued photo identification

Social security number or card

One current month of full bank statements (detailed version, including transactions) or current investment account (stocks, bonds, or mutual funds) statements and pay stubs.

The Resident Qualifications Requirements are used to ensure we are fair and consistent in the evaluation of all applications. It also contains disclosures in regards to authorizations, terms, and conditions related to your application. Therefore it is very important to read and understand the requirements prior to applying.
A nonrefundable Rental Application Fee of $87 per applicant must be paid at the time the application is submitted. This rental application fee includes payment for credit and criminal background reports and is payable on your credit or debit card.
